The project consists of 1800 m2 land with approved and registered planning permission for villas of up to 288 m2 in total.

The location of the land is on a hillside overlooking a beautiful fertile valley just outside the village of Melanes.

The land is L-shaped, the upper terrace has an established and productive olive groove which can be left undisturbed.

  The building licence is for two detached villas of 100 m2 each and two semi-detached apartments of 44 m2 each, all are set in private grounds.

If preferred, the two apartments can easily be converted to a single detached villa of 88 m2.

Each villa will have sufficient grounds to accommodate a private swimming pool.
 
  Villa C is the upper villa and will be next to the small olive groove.
The ground floor of the villa
has two bedrooms and two en-suite bathrooms.
Each bedroom has an inde
pendent entrance from outside and open on to the garden, the second bedroom has a small paved patio.

The living and dining room open on to a 50 m2 patio with a pergola which will have sweeping views across the valley.

The location of the villas and the natural slope of the land will ensure that the views will remain intact for each villa and privacy will be preserved.
Villa B has a similar design to Villa C. The villa is also 100m2 and has two bedrooms with en-suite bathrooms on the ground floor.

  Both bedrooms have internal access and a separate entrance from outside with access to the garden.

The first floor has an o
pen-plan kitchen and dining room with a spacious sitting room at right angles.

French doors open on to the 50 m2 patio with a second entrance from the sitting room.
 
 

The two apartments of A1 and A2 will consist of a single level so the views from Villa B will remain intact from the upper floor.

The two semi-detached apartments each consist of an open-plan dining area with kitchen and a sitting area, one bedroom and a bathroom.

The apartments are slightly
set back from each other and have a garden wall which divides the front terraces so that privacy is preserved.

 
  Each apartment has access to a covered patio from the living area and a separate entrance at the back from the dining area.

If preferred, both apartments can be adapted internally to become one villa with 3 bedrooms and 3 bathrooms.

The interior design of the villas and the apartments can be adapted to the prospective buyers' wishes.
 
  Traditional stone sofa beds and marble topped bedside tables can be constructed according to the wishes of the future owners.

The private swimmin
g pools are optional extras and can easily be incorporated into the overall plans.

The architect has due consideration for individual preferences of his clients.
 

The land borders a quiet country road with very limited local traffic between the Potamia valley and the nearby village of Melanes which is about 1.5 km. distance.
The village has several excellent traditional tavernas, a bakery and a mini-market.

Naxos town, which has a good range of general shops, chemists, and a small medical center is approximately 10 minutes driving distance.

 
 

The location is in a beautiful rural area but within easy access of all amenities.
Naxos has a succession of beautiful sandy beaches, the nearest ones are about 15 minutes driving distance from the location of the villas.

The Melanes valley is very fertile and has ancient footpaths to remote areas in very beautiful countryside; the location of the villas is ideal for walking tours.

 
 

Included in the price for the finished villa(s) are:
Individual electricity and mains water connections, and a septic tank,
Hot water tank, under-floor pipes for a central heating system,
Fully fitted kitchen (except electrical appliances) and bathrooms,
Outside terrace in natural stone with wooden pergola,

The project has a variety of flexible options for the future buyer.

The total area of land with one fully completed villa of 100 m2 of choice and the licence for the remaining villas is 340.000 Euro.

The future buyer has the choice to request the additional construction of all or part of the remaining villas according to the licence.

 
  The price of additional constructions (for one or more of the finished villas) is 2.300 Euro per m2.

The building licence is valid for 4 years and can be renewed after this period if required.
